Verify Inspection Property Address
House/Townhouse: This is our standard inspection that includes the roof and exterior of the building.
Condominium: This inspection is the same as the standard House/Townhouse inspection except that the roof and the exterior of the building will not be included. We will inspect the balcony and roof top decks that belong to the unit. This should be chosen for condos in buildings that have more than 6 units, or have a homeowners association that manages the roof and the exterior of the building. This fee is $100 less than the House/Townhouse inspection.
Multi-Family Up to 4 Units: Should be chosen if you are buying an entire building. We max this out to 4 units. If the building has more than 4 units it is considered a commercial building.
Investor/Rehab: Should be chosen if you know you are going to do a complete gut rehab and don't really care about the interior of the building. We will include the roof, exterior, visible portions of the structure (basement and attic), plumbing service entrance, electrical service distribution panel and service entrance cable, furnace, water heater, and a sewer scope of the sewer lateral.
Stand Alone Ancillary: Choose this if you do NOT want us to perform a home inspection with these services. The fee will be higher than if done with our inspection choices above.
State Farm Insurance: This choice is if you have a State Farm policy, you have done recent work on the property, and you are looking to get your policy fee reduced. This is a flat rate inspection that will only include the roofing material, exterior of the building, plumbing, electric, HVAC, and common areas. We will take many photos to prove the condition of the building is in good shape. Items that will be required by the insurance company will be documented and they will need to be repaired. If another visit is required, there will be additional cost.
Single Family Variables
Our pricing starts at a flat fee for homes up to 2,500 square feet. For homes larger than 2,500 square feet, we add $75. And an additional $75 for every additional 500 square feet
Example: Additional $75 for up to 3,000 square feet, $150 for up to 3,500 square feet, and so on. The photo upload discount can lower your fee by $50.
Condominium Variables
Our pricing starts at a flat fee for condominium units up to 2,500 square feet. For condos larger than 2,500 square feet, we add $75. And an additional $75 for every additional 500 square feet
Multi-Family Variables
Our pricing depends on the total amount of units in the building. We do not care if the units are legal or not. If there is a non conforming 2nd, 3rd, or 4th unit in the building, we will count it in our pricing,
More than 4 units is considered a commercial property.

This is the last page of the intake form. Once you click the SUBMIT button below, you will be emailed, and texted, the agreement that needs to be signed. After the signatures, you will be sent the deposit invoice. After the deposit is made, then the appointment is confirmed.
There are some pretty high fees associated with credit cards and we are offering a way so neither of us have to pay those fees. You will notice that the paying by credit card will result in a 4% increase. This increase will be passed on to you.
