    Is Mold Testing Worth It for You?

    Pros

    • Identifies airborne mold spore levels that are not yet visible
    • Valuable when someone in the household has asthma, a compromised immune system, or documented mold sensitivities

    Cons

    • Mold is a symptom of water. Stop the water = Stop the mold.
    • Clean first, then test.
    • A clean air test does not guarantee no mold exists.

    When the Risk Is High

    • The home has been vacant or closed up for an extended period
    • There is a persistent musty odor with no visible explanation
    • Household members have documented respiratory sensitivities

    When the Risk Is Low

    • The home shows no signs of water entry during the inspection
    • No household member has heightened sensitivity to mold
    • Any visible moisture issue is localized, identifiable, and straightforwardly correctable
